Strider's running team

The running team from Strider's running club will hold a training run in our development this evening. They are familiar with our roads as they have practiced here last year. Please watch for the runners as you come and go. I have asked the running team to also be careful and respectful of the homeowners.

Entrance clean up!

Greetings to all.

I hope everyone enjoyed their 4th of July holiday. A few weeks ago I announced that we contacted our lawn team (Earthtone) to clean up the entrance area on Timberwinds drive. The team from Earthtone will be on site this Friday July 13 to remove the brush and weeds that are growing on the hills.

Board meeting Summary - June 19, 2018

To Serenity Ridge homeowners,

Thank you for your feedback as we included your comments for consideration and discussion during our board meeting on June 19. Your comments related to tree trimming and our entrance clean up were referred to our landscape vendor.

The other topics that we discussed during our meeting included homeowner violations, association road maintenance, home owner driveway, mailboxes and snowplowing.

  1. Homeowner violations:

A message from the board was sent to you early in June noting the Serenity Ridge violation of rules policy. We asked you to perform a self – assessment and remove the violations. The most common violations include industrial and recreational vehicles parked in your drive way and trash disposal bins. The bins must remain in your garage. For those of you that removed the violations we thank you. To the homeowners that failed to remove the violations, a formal process has begun to send to you a notice of violation, the remedy period and a monetary fine. The fine is $150 per week for the first violation and $250 per week if the homeowner was sent a previous violation notice. Our primary goal is not to collect a fine from you rather our goal is to encourage you to follow the Serenity Ridge Association rules as stated in our bylaws.

  1. Road maintenance:

We discussed the current state of association roads and the timeline of road maintenance construction including the recent patch and repair performed by A1 Asphalt. We will review road assessment studies and seek the best path toward a solid and safe road structure.

  1. Drive way and mailbox:

The driveway compensation and mailbox structure is included in our bylaws. The driveway must be asphalt and the mailboxes must be the same. We expect that all homeowners maintain both structures.

A few homeowners offered provided easy mailbox maintenance tips such as waxing the mailbox a few time a year.

  1. Snowplowing:

We discussed the performance of the service provider this past winter and we will meet with them to align on goals and expectations for the next season.

                One last item, our speed limit is 25 mph so please be aware of your neighbors as you travel to and from your homes.

June 2018 Board Meeting

The Serenity Ride board of directors meet every three months to review our financial reports and discuss current projects. We have had a lot of activity during the past three months as we hired a landscape company, completed road repairs and sent formal communication regarding our associations rules. Our next meeting is tonight and we would welcome any feedback you have regarding your experience living in Serenity Ridge. Please send your comments to the board members copied within this message and we will recognize and discuss your comments during our meeting.

Road work Thursday June 7

A1 Asphalt will be on site completing warranty work on our roads tomorrow June 7 starting late morning. Please be aware of the workers as you drive to and from your homes.

Entrance on Timberwinds DR

You will notice a significant increase in the amount of small trees and weeds growing within the dune grass on both sides of the road near the entrance of Timberwinds Dr.
We have contacted our landscape provider to remove the material.

Red Creek refuse pick up

Self-Assessment of Compliance Reminder

To all Serenity Ridge Association Homeowners,

Owning a home in our Serenity Ridge neighborhood comes with certain guidelines by which all homeowners are required to uphold.  As a consistent practice, the Board requests of you to do a self-assessment to ensure the Serenity Ridge Association By-Laws (listed below) are being upheld by each property owner. If you discover that you are not in compliance with our By-laws then please remedy the issue. Members of the board will also review your association properties during the first week in June and if any violations are observed you will be sent a notice of violation along with the process you must follow to eliminate the violation.  Failure to eliminate the violation may result in a fine of $150 per week or $250 per week for repeat violations.

We, as a Board and neighbor, in no way want to have to enforce any such violations.  Although, it is our obligation to ensure the integrity of our By-Laws are intact no matter how large or small the infraction.  We all live in this beautiful neighborhood knowing what is expected and upholding our By-Laws ensures our neighborhood remains beautiful.

Sec. I     SHORT LIST OF COMMON RULES TO FOLLOW

  • You cannot rent your home or any portion of it.
  • You are only allowed one 4 square foot professional sign on your property (e.g., a for sale sign).
  • Weapons & Fireworks – See Walker city ordinance. None shall be used on common grounds.
  • Pets – you are only allowed 1 dog, cat or two caged birds. More than that requires a written variance from the board.
  • No recreation vehicles, trailers, boats, etc. shall be parked on your property unless it fits fully into your garage so that it can close.
  • No commercial vehicles or trucks. No storing non-working vehicles on your property.
  • Construction or landscaping – must have written approval from the Architectural Review Committee with design.
  • The 1st 15’ of your lot must be maintained and mowed along with anything outside of a “natural” state.
  • Everyone must have the same mailbox.
  • Tree removal – Any tree with a diameter or more than 4” must have approval from the Review Committee.
  • No Chain Link Fences.
  • Trash Containers must be stored inside.
  • No ATV’s may be driven on our roads or other common association grounds.

Road Repair - May 7th and May 8th (A1 Asphalt Inc.)

A-1 Asphalt will be working on our association roads next Monday May 7th and Tuesday May 8th. The A-1 team  will fill and seal cracks on one half of our roads each day in order to ensure traffic flow.
Please be aware and courteous to the team from A-1 along with your neighbors as we travel to and from our homes.
